here Specialized Experience To qualify at the GS-11 level:
Applicants must have one year of specialized experience equivalent to at least the next lower grade (GS-9) in the normal line of progression for the occupation in the organization. To Qualify at the GS 12 Level:
Applicants must have one year of specialized experience equivalent to at least the next lower grade (GS-11) in the normal line of progression for the occupation in the organization. Specialized experience would typically include work that involves:
1. Experience must demonstrate the ability to perform appraisals of real estate property using recognized methods/techniques to appraise real property which meets all the provisions of the Uniform Standards of Professional Appraisal Practice; 2. Experience which demonstrates resourcefulness, and judgment in collecting sales, cost, income, and other economic and social data affecting property value, when appraising real estate to determine property valuation and financial analysis of commercial concerns for investment purposes; 3. Experience involving the Interpretation of building plans, specifications and all related construction exhibits as they are employed in various proposed construction areas, regarding the appraisal process; 4. Experience involving the application of grant rules, regulations, and procedures; and 5. Experience involving the appropriate application of cost analysis, and fair market pricing methodologies. Such experience would normally have been gained while working as an; Appraiser, Certified Real Estate Appraiser, Commercial Real Estate Appraiser, Real Estate Appraiser, Real Property Appraiser, Residential Fee Appraiser, Residential Real Estate Appraiser, Staff Appraiser, Valuation Consultant Realtor, Realty Specialist or Mortgage Loan Specialist. Or applicants can substitute education for experience at the GS-11 level:
With a Ph.D. or equivalent doctoral degree, or 3 full years of progressively higher level graduate education leading to such a degree or LL.M., if related. Or applicants may also combine education and experience to qualify at the GS-11 level. To calculate, first identify the percentage of required education you have earned (when substituting, you cannot use the first 36 semester hours of graduate studies that you earned). Then identify the percentage of required experience you possess. Add the two percentages. The total percentage must equal at least 100 percent to qualify at the GS-11 level. For example:
An applicant has 9 months of specialized experience equivalent to GS-09 a 2 1/2 years of or 45 semester hours of creditable graduate level education. The applicant meets 75 percent of the required experience and 50 percent of the required education, (i.e. the applicant has 1/2 year of graduate study beyond that required for GS-09. Therefore, the applicant exceeds the total requirement and is qualified for the position). Note:
The applicants first two years of graduate study are not qualifying for GS-11. A transcript must be submitted with your application if you are basing all or part of your qualifications on education. There is no provision for substitution of education for specialized experience at grade GS-12. Note:
Experience refers to paid and unpaid experience, including volunteer work done through National Service programs (e.g., Peace Corps, AmeriCorps) and other organizations (e.g., professional; philanthropic; religions; spiritual; community; student; social). Volunteer work helps build critical competencies, knowledge, and skills and can provide valuable training and experience that translates directly to paid employment. You will receive credit for all qualifying experience, including volunteer experience. Note:
A full year of work is considered to be 35-40 hours of work per week. Part-time experience will be credited on the basis of time actually spent in appropriate activities. Applicants wishing to receive credit for such experience must indicate clearly the nature of their duties and responsibilities in each position and the number of hours per week spent in such employment.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
